On Buckhead’s southeastern edge, a formerly underutilized warehouse district wedged between Peachtree Creek and I-85 is abuzz with new investment. In addition to an expansion of SweetWater brewery, a whiskey distillery, technology businesses, apartments, and more than 10 office buildings and warehouses are in redevelopment across the 140-acre former industrial rail yards.
Who’s behind this?
The main player is EpiCity, whose loft-office community encompasses six buildings and 70,000 square feet and is already home to Mason Fine Art. But the largest venture is the $75 million Armour Yards by Third & Urban, founded by two Ponce City Market alums, which plans to deliver 285,000 square feet of hip office and restaurant space through 2017.
What’s the goal?
To create a “bike and brew” creative hive that capitalizes on the district’s Atlanta BeltLine frontage and proximity to MARTA’s Lindbergh station. Expect at least four restaurants, eventually.
What’s it called?
Branding is a work in progress, with one developer leaning toward “Armour District” (a reference to Armour Drive).
What’ll it be in five years?
“We see it being one of the premier and most innovative workplaces in Atlanta,” said Third & Urban partner Pierce Lancaster.
